Fabulous villa right on the ocean in the exclusive Conchas Chinas area. This inviting home has been completely renovated, retaining the best of the classic Vallarta style with a Mediterranean influence. The result is simple, elegant and very comfortable. The ocean’s edge sits 20 feet from the main entertaining area, providing an incredible ambience from the sound of the surf and pleasant tropical breezes. Just steps to the south of the villa begin the beautiful white beaches of Conchas Chinas; popular Los Muertos beach and the Romantic Zone in town are an easy walk to the north. The flow of the villa works well for large groups and provides spacious entertaining areas; the pool and palapa are surrounded by lush tropical gardens for complete privacy, with a large sunny patio around the pool next to a covered veranda with dining and seating area facing the ocean. The upper terrace has sweeping views and offers the perfect place to enjoy the sunset or lounge away the afternoon in the shade of the pergola. Both upper and lower terraces are wired for sound. The Villa has 5 bedrooms each with air conditioning, private bath, ocean view & terrace. The main floor includes 2 bedrooms, kitchen, dining area and a guest bath. The upper level includes two more bedrooms and spacious living area with vaulted ceilings that opens onto the upper terrace. The Master suite provides the ultimate in privacy, set apart from the main house with TV, stereo, sitting area and terrace with ocean view.

Damage and Incidentals

You will be responsible for any damage to the rental property caused by you or your party during your stay.

House Rules

Low Season: $1,044 usd/night (May 1st -October 31st)

High Season: $1,276 usd/night (November 1st – April 30th, including Easter week)

Holidays: $2,494 usd/night (Christmas & New years week)

Policies

Deposit 50% due within 3 days of reservation– if not received at this time, reservation will be automatically cancelled. Please advise if you need extension.
Balance 50% due 60 days prior to arrival
Minimum 7 night rental holidays (new year and christmas), 5 night rental high season, 3 night rental low season CANCELLATIONS
cancellations made more then 60 days prior to the date of arrival will receive a full refund less 20%.
Cancellations made less then 60 days prior to arrival date will not receive a refund unless we are able to re-rent the villa for the same dates. Then a full refund less the 20% cancellation fee will be made.

Rates are subject to change without notice. All reservations with deposit will be honored at the rate in effect when taken
Number of guests: maximum of 2 persons per bedroom any extra guests will be charged $50 USD person/night
Events: written permission from the owner is required to hold any event of more then 12 persons above the maximum number of guests allowed in the property (10). There is a special charge equal to one nights rent, which must be paid and confirmed with the owner or his agent prior to the event. As well we require a damage security deposit of $800USD to be held until such time as we can confirm any damages or loss, at which time the full amount of the damage deposit less the cost of any damages or loss will be returned.
No pets are allowed in the property without written permission prior to arrival

By special request, we also make arrangements for airport transfers, baby sitting, massages, mariachi bands, chauffered cars, and flower delivery for that special occasion.
